817 Broadway. New York

About the building:

817 Broadway is a 140,000-square-foot mixed-use building at the corner of Broadway and 12th Street at the intersection of Union Square and Greenwich Village. Taconic, with its partners TH Real Estate and Squire Investments, acquired the property in an off-market transaction in November of 2016 and immediately began executing on its redevelopment plan for the site. Working with Studios Architects, Taconic has prepared a plan to fully restore the building’s historic brick and terra cotta façade, replace all of the windows, install a new retail curtain wall at the first two floors, refinish the building lobby, and modernize all of the MEP systems and elevators. The building will also be appointed with a new 4,000-square-foot roof terrace with views in every direction. The building is scheduled to be fully restored and modernized by the third quarter of 2018 and conversations with potential tenants for both office and retail spaces are ongoing. This building will be the best in class commercial building in the Greenwich Village neighborhood and cater to a mix of technology, advertising, media, information, fashion, and boutique financial services companies.
